Almost every Bramalea original still has some oil-based trim paint hiding under the current top coat. Latex will not stick to oil without a bonding primer, and skipping that step is the number one reason a repaint peels off the baseboards within a year. We test suspect trim with a denatured-alcohol swipe on the walk-through and prime accordingly.
Popcorn ceilings are near-universal in the F and G sections. Any Bramalea home built before 1980 needs an asbestos sample sent to a lab before we scrape a ceiling — it's a $75 test and non-negotiable. Post-test, wet-scrape and full skim-coat is the standard treatment, and the result modernizes the whole house.
Basements in older Bramalea homes are typically part-height on block foundation walls. Finishing them properly means a Delta-membrane air gap against the block, stud walls held off the wall, insulation, poly vapour barrier, then drywall — not board glued to the block. We won't cut those steps.
